Must have energy efficiency certificate

The Cyprus Green Party has submitted a bill to Parliament regarding energy efficiency certificate in real estate. When selling or renting houses, apartments, office buildings, and retail premises, the seller or landlord must present an energy efficiency certificate of the property. The document is based on the EU directive.

Among the drafters of the bill is the leader of the Green Party –  Charalambos Theopemptou. The party has been trying to introduce an energy efficiency certificate into the legislation of the Republic of Cyprus for several years. According to the proposal of environmentalists, without such a certificate, the process of selling/buying real estate cannot be completed.

The energy efficiency of a property is the amount of energy consumed for the normal functioning of a building, including the cost of heating in winter and cooling in summer, ventilation, water heating, lighting, etc. The indicator depends on the location and design of the building, the quality of its thermal insulation, exposure to the sun and climatic conditions, the influence of neighboring buildings, etc. In our opinion, the proposal of the Greens does not carry any practical significance and is an exceptional desire to promote. Over the past years, almost all developers, when submitting documents for obtaining a building permit, are required to submit an energy efficiency calculation of the building and, accordingly, at any time have the opportunity to show it to potential buyers.
